We charge a flat design fee based on the project scope, broken into phases to provide clarity and predictability.
Flat Fee Covers:

Procurement oversight and installation coordination
What’s billed hourly:
Revisions or changes outside the original scope

Our procurement process covers the ordering, tracking, delivery coordination, and inspection of all items selected for your project.
What it includes: Managing orders, tracking shipments, handling vendor communication, and coordinating with the receiver for delivery and installation.
Procurement Fee: We charge a 12% procurement fee on the total cost of all furnishings and accessories. This covers the time, effort, and expertise it takes to ensure your selections arrive seamlessly and are ready for installation.

For a stress-free and high-quality experience, we partner with trusted receivers who provide white-glove delivery services.
Receiver Services: Your orders are shipped to a professional receiving warehouse, where items are carefully inspected for damages and stored safely until the installation date.
White Glove Delivery: This includes professional handling of items during delivery, placement of furniture, assembly if required, and removal of all packing materials.
This process ensures your project comes together flawlessly on install day. -
During renovations or new builds, our team provides expert oversight and detailed design documentation to ensure the project aligns with our vision and specifications.
What we handle:
Creating design drawings, including elevations, floor plans, and finish schedules.
Coordinating with contractors, architects, and trades.
Conducting site visits to ensure accuracy and quality.
Addressing any design questions that arise during construction.
Why it matters: This level of management ensures that nothing is left to chance and that the final result reflects the intended design.

Your investment in your home’s design will depend on the scope and complexity of your project. We offer a flat design fee structure tailored to the unique needs of each client, ensuring transparency and predictability.
Flat Fee: Covers design concepts, selections, and construction documentation as outlined in our process. We require a 40% deposit to begin your project.
Procurement Fee: A 12% fee on all material orders to cover ordering, tracking, and delivery coordination.
Receiving, Warehousing, & White Glove Delivery: Additional fees will apply for receiving, inspecting, storing, and delivering your items with professional white-glove service to ensure seamless installation. These costs are determined by the number of items being held in our receiver’s warehouse, how long they are being stored, and the hours spent installing the items. A more detailed quote for these items is gathered prior to procuring your item.
Material Costs: These are billed separately once the design is finalized. We will work together early on in our process to determine a comfortable investment for each material based on the project scope.
Construction Costs: We assist in gathering quotes, coordinating with contractors and trades, and managing the design-related aspects of the construction process to ensure the project aligns with the vision. Costs for contractors, materials, and labor are billed separately and managed directly between you and the contractor.
